Should you buy before you sell? That is a question a lot of people struggle with. If you have the financial means to make this happen, I would say do it, since there are significant benefits to buying before you sell. Here are the top three reasons: 

1. You’ll have more time to find the right home. With this avenue, you have the luxury to find the right area, amenities, school, etc. Find the home of your dreams without worrying about the timing of your sale.

2. You’ll be in a better financial position. If you sell first, your offer would require a home-sale contingency, which makes you lose your edge. If you’re more competitive, you’ll be more likely to get a better deal.

3. You’ll have time to prepare your current home. Since you already have somewhere else to live by the time you list, you can stage your home. Most stagers will not stage an occupied home, and living there while it’s on the market can be a nightmare. Plus, this way you’ll have more time for repairs, painting, and completing small upgrades.
